Taking A Proactive Approach Toward Mold

safe homesIf you are selling your home in today’s market place requires you to do everything in getting that edge, if you want people to buy your home. One of the biggest problems in sales we see is poor maintenance which can result in hidden or visible mold. Every other Environmental Inspection we do, we find visible mold in the A/C System.

It is important to have a Pre-Listing Environmental Inspection because it can help you to make sure that your home is in tip top shape prior to getting a buyer to give you that first offer. There is a lot of fear around Mold that if a buyer even hears the word or suspects there is micriobial growth, the deal is over. Taking a proactive approach toward micriobial growth will ensure your sale does not fall thru.

Recently, during a Pre-Listing Environmental Inspection in Boca Raton, Fl., the client told us that they were concerned that years of deferred maintenance would come back to haunt them during the sale. They disclosed that the house had not been painted or maintained in over 10 years.

The clients main concerns were twofold: the first being that their problem areas would knock down their asking price, and that the repairs to placate the buyers would reduce their money from the sale.  Like many homeowners, they found themselves having to fix and sell a home that was not properly maintained.  

The purpose of the inspection was to hire Safe Homes Environmental Consultants to find the critical moisture intrusion locations in the home so they could fix the problems and sell the home with them in the drivers seat. They were one of the fortunate ones, we only found minimal water intrusion damage in five areas of the house.

Moving on to the next step in the process was to hire a Mold Remediator, which they did. They fixed the problems that Safe Homes found and put the house up for sale. The house sold three months later with no problems from the buyer. Being proactive and doing a Pre-Listing Environmental Inspection paid off for them.

To sum it up, it pays to do a Pre-Listing Environmenal Inspection for your home. It puts you in the drivers seat because you were proactive before you listed your home.
