Mold Inspections Done By Realtor Referrals
We have several real estate agents friends who have been in the business for nearly 20 years. A competent Mold Inspector can be a deal killers. In other words, a salesperson or a broker works his/her tail off to sell a house. The mold inspector comes along and finds numerous areas of water and possible mold problems. After the buyer(s) gets back the disappointing report findings, they either make a counter offer to the seller or back out of the deal.
Both the buyer and seller have invested a lot of time and the cost of the Certified Mold Inspector’s report. They may go on to another house and make an offer on a second house, the process starts again all over. Both the buyer and seller are both losing money by not doing their due diligence in the first place. By due diligence, if the original seller had a Pre-Sale Mold Inspection done before they listed the house, none of this would have happened. All the work that the realtor did is down the drain at this point.
If you understand, you can see where we are headed with this one? A dishonest or greedy realtor may want you to use an easy Mold Inspector. Remember, a mold inspection is not just taking air samples, it is doing a Moisture Survey and looking for all possible sources of moisture. Think, “No Moisture, No Mold” We know this for a fact as it has been discussed with my of our existing clients who have had a Home Inspection and Mold Testing before they called Safe-Homes! It is best not to ask for the name of a Mold Inspector from your realtor, but I would personally choose one that is certified by an association that requires rigorous testing and periodic re-certification. A good source is the Indoor Air Quality Association which we are a member of and hold current certification of CIE and CMC.
“Buyer Beware” is always the best solution in buying a home from a realtor. Safe Homes
